Staging Tips for Your Fleetwood Home
When getting ready to sell your Fleetwood real estate, first impressions are everything. As much as we would love to think that people can see through imperfections to the potential underneath, people do judge books by their covers. Staging your home will ensure that you get the most interest from potential buyers to sell your home quickly. Here are a few easy home staging ideas.
Pack Up the Personal Goods
You are preparing to move anyway, so now is the perfect time to start packing. Any personal knick-knacks or items that are tied to your personal sense of style should be packed and stored away. These items might mean the world to you, but it is important to remember that you are showing off your home’s potential, not your sense of style.
Photos and artwork, especially, should be taken down and packed away, as should items that are heirlooms. If you leave any decorations up, make sure they are traditional, classic, and have broad appeal.
Clear the Clutter
While you are un-decorating your home, clear out the clutter. This will allow potential buyers to see the bones of the home and view it as a blank canvas they can see themselves occupying. This is difficult when you are emotionally attached to your things, but focus on a blank and bare floor plan. It’s a temporary arrangement; you’ll be able to pull your things back out when you move into your new space.
Make it Neutral
Be sure that each room shows off its purpose and is arranged for the best flow. In addition, consider giving the place a paint job. Use neutral colors and earth tones to give off the best vibe. Take the opportunity to fill and spackle settlement cracks and get rid of limited-appeal features like texture paint and popcorn ceilings. This takes some effort, but it will make your whole home feel clean and new. You may also consider bringing in professionals to replace those old, dirty carpets with something fresh.
Clean and Freshen
Give the entire house a thorough scrub-down. Dust all of the furniture, walls, ceilings and corners. Deodorize the home using scented candles, plug-in or even spray air fresheners. Stay on top of the cleanliness until the home is sold. No matter the age of your home or how high-end it may be, keep it feeling like it is brand new.
The exterior of your house is truly the cover by which your book will be judged. Keep your lawn neatly manicured and cut. Be sure the flower beds are free of weeds and arranged with bright, colorful flowers. Trim the hedges and keep the driveway and sidewalk clear of clutter. Be sure the house number can be seen from the street. If necessary, bring in professionals to pressure wash the home’s exterior so that it looks bright and new.

5 of the Best Things to Do in the Vancouver Area During Summer
All year round, Vancouver is full of exciting activities and cultural events. Summers are even more special, though. For one time out of the year, the sun comes out nearly every day and the weather becomes consistently warm, clear and gorgeous. This window of paradise-like weather is often cause for celebration among the locals, who go all out to make the most of the beautiful conditions. Here are some of their favorite ways to unwind:
Canada Day is one of the biggest celebrations of the year throughout Canada, but Vancouverites bring a particular amount of gusto. A huge amount of free events occur, bringing the celebration to the masses. Granville Island’s celebrations are always worth a trip, and most of them are 100 percent free. Surrey even throws the biggest Canada Day celebration this side of Ontario with their outdoor concert series.
You would have to be crazy to not go on at least one beach trip during the summer. Kits beach, Spanish Banks and English Bay Beach are all amazing opportunities to kick up some sand or just soak up some sun.
June through August is often packed with festival events. The Vancouver International Jazz Festival is an important highlight on the local calendar. Huge names like the legendary Buddy Guy perform, as well as lesser-known acts getting their first exposure on the big stage.
Other notable celebrations include the Car-Free Festival, which promotes alternative transportation, the Vancouver Folk Music Festival and the SHOREfest concert and fireworks display. Bring the whole family to any or all of them for an unforgettable experience.
Summer Night Markets
Markets are typically an early morning affair, but plenty of Vancouver area merchants know how to light up the night with fun and culturally-rich night markets. Come enjoy fresh seafood, artisan wares and hot street food as you browse the colorful stalls. Richmond has two of the largest: the Richmond Night Market and the International Summer Night Market. Both offer more than 300 vendors, live entertainment and thousands of market-goers.
The Shipyards Night Market in North Vancouver is equally exciting, and the Vancouver Chinatown Night Market is legendary for its atmosphere.
Celebration of Light
Fireworks displays are always fun, but just imagine how much better it could be if there was incentive to up the ante. The Celebration of Light pits teams against each other to light up the English Bay in the most spectacular fashion possible. This event is quickly becoming one of the premier fireworks events across the world.
This is just a taste of what summers in Fleetwood and the Vancouver area can offer. Living on Fleetwood real estate gives you access to fun and memorable events like this no matter what season it is. 5 Tips for the First Time Home Seller
You purchased your first home, enjoyed a few years, or many. But now the time has come to sell. Deciding to sell your first home can be very emotional and, in a market where it seems as if buyers always have the upper hand, you may be feeling apprehensive. The Vancouver market is booming — selling your home can be very profitable. Use these tips for the first time home seller to catch top dollar offers for your home.
1. Do Not Disclose Your Motivation
Homeowners sell for many reasons — some positive, others negative. You may have all the time in the world to let your property sit on the market before it sells, or you may be in a bind and need to find buyers quickly.
Whatever your situation, you do not need to disclose that information to potential buyers. Many people who know they are dealing with a highly motivated homeowner will lowball their offers in the attempt to catch a steal, only to walk away when you counter with a more reasonable price. Your home is for sale; that is all the information shoppers need to know.
2. Price Competitively
Take the time to thoroughly study the local market and have your home appraised before you send out a listing. Your property value may have changed dramatically since you first purchased the home. You want to set a price that is competitive with other houses of the same worth in the area. A fair price will snag multiple offers, increasing the final amount at which the home sells.
3. Stage Properly
One of the most important steps in the home selling process is staging. Preparing your home to do well on the market will make it appealing to many potential buyers, inside and out. Take the time to declutter your house and property, tossing or donating all of the items that you no longer use or need. Clean your entire house to the best of your ability, hiring professionals if necessary. Buyers love neutral colors, and purchasing some fresh paint to redo your walls will make your home shine as if it were new.
4. Market Online
The internet is by far the most successful way to quickly place your home on the market. Real estate sites make it possible for sellers to list a property with the click of a button. Put your best foot forward with your ads, really play up the greatest features of your home as selling points. Use pictures that show your home at its very best, and include multiple seasons if necessary. Remember, your listing is the buyer’s very first impression of your home — make it a good one!
5. Offer Incentives
Buyers love incentives. Including good appliances, the offer of covering closing costs and agreeing to complete renovations or upgrades can help you catch a quick sell. You may end up spending more money than you would like, but these incentives are investments that pay off on closing day.
Using a professional real estate agent to help you sell your property will ensure you have an excellent experience. Fleetwood Homes are professional home marketers who are guaranteed to draw the very best offers on your property.
